The statement “a picture says a thousand words” has been out there for a long time and for good reason. Video says even more than that. Our world has changed a lot in the past couple years, with a lot of bad and some good. But make no mistake, it is different. Of course this change includes real estate marketing.
The number of showings on houses are down. Despite that, sales have been very strong. Homebuyers have become much more focused on the information and images they see online. If they are not drawn in by what they see, they’ll pass on it and move on.
In the last few years, the Northwest Multiple Listing Service (NWMLS) has increased the maximum number of pictures that we can use to market a home from 15 to 40 and they raised the allowable resolution of the pictures as well. We are also now able to post links to as many as three virtual tours. As with everything else these days, shopping from your phone or your computer has found its way to home sales.
I recently had one of my listings sell to a military family transferring into Joint Base Lewis-McChord. One spouse was overseas, the other on the East Coast. Their buyer’s agent toured the house and reported what he saw to them. This combined with my listing pictures and video home tour was enough for them and they purchased the home without ever having set foot in it themselves.
Professional photos and video is critical to having a successful home sale at top market value in today’s market and beyond.
