The City of Yelm is currently in the initial phases of accepting and reviewing land-use permitting materials from two separate entities looking to build apartment complexes within city limits.
Nisqually Landing Apartments, a proposed 50-unit apartment development slated to be constructed behind Walmart along 170th Street, if approved, is expected to begin construction in the spring of 2020, according to city documents.
Wyndstone Apartments, a proposed 75-unit development proposed for construction on 5 acres near the corner of Durant Street and Tahoma Boulevard, is currently in the first stages of site review planning by the city and is still turning in documents, said Tami Merriman, associate planner with the city.
Together, these two projects would bring about 125 apartment units to the area.
Due to the quick nature of construction, Merriman said the city expects to have concurrency on water rights for the two proposed complexes, which could be constructed within the next few years.
According to a report from this summer, the city currently has water rights for about 208 connections left and is working with the state Department of Ecology to secure more as Yelm experiences additional growth.
Nisqually Landing is expected to take up about 38 water rights and Wyndstone is expected to take up about 57 water rights, Merriman said.
Iris Group PLLC is the company currently spearheading permitting of Nisqually Landing. Iris is proposing construction of the 50-unit development, which will also host parking and specified stormwater facilities, according to documents.
Other documents Iris Group submitted include a site plan, a State Environmental Policy Act (SEPA) checklist, geotechnical review and Mazama Pocket Gopher absence report.
Documents related to Wyndstone Apartments’ land use permit are still being received and processed, Merriman said.
