Fay Ranches has recently announced the availability of Silver Springs Cattle Ranch, a 1,058-plus-acre property located in the heart of Thurston County.

Offered at $49,995,000, “this holding combines agricultural productivity, conservation value and significant natural capital assets, including abundant mineral resources,” a news release from Fay Ranches stated.

Featuring silt loam soils, 240 acre-feet of historical water rights and pre-existing fencing and infrastructure, Silver Springs supports both livestock and crop operations. Beyond its agricultural strength, Lidar and GIS mapping reveal more than 1,000 acres of sand and gravel deposits, with an estimated 248 million metric tons of material and direct rail access via BNSF and Union Pacific, according to the release.

The ranch’s landscape of wetlands, riparian corridors and native prairie provides habitat for several federally listed species, positioning it as a strong candidate for conservation and mitigation credit development. Current income streams include agricultural leases, composting operations, a Starlink ground station, solar energy production and residential rentals, the release stated.
