City of Roy Receives Application for 79-Lot Subdivision

Roy issued a notice on Dec. 15 about an application the city received for a 79-lot “detached single family subdivision” on a 38.4 acre site for the Oakview Preliminary Plat project. 

According to the notice of application, the proposed location of the project will abut 292nd Street South, east of the Tacoma Rail, west of Oakview Heights and north of McKenna Meadows. 

The public proposal comment period will last until Jan. 13, according to the notice of application. The public hearing date has not yet been determined. Leading up to the public hearing, residents will receive details about the hearings time, date and location through the mail. 

According to the application notice, all comments received by the Jan. 13 deadline will be considered by staff as they prepare a recommendation to the hearing examiner on the proposal.

The new subdivision would also include six tracts that contain wetlands or wetland buffers, storm drainage facilities, and a primary and reserve septic drainfield. If the application is approved, the project would allow for the construction of two cul-de-sac streets in lieu of a single loop street as a major variance, according to the application.



The application includes another major variance to “eliminate the construction of a sidewalk along the south side of 292nd Street” as part of required improvements to half streets. 

The final major variance would reduce the number of trees planted in order to “mitigate the loss of significant trees” on the project site, according to tree retention requirements. 

The project applicant is Tres Kirkebo with Apex Engineering LLC in Tacoma, while the developer is Camille Minogue, with the Roy Meadows Development Group LLC in Seattle.
